01 — Market Overview

The island has demand. It has no supply.

Divar Island receives thousands of visitors annually yet has a tiny, fragmented hospitality ecosystem. The gap between visitor interest and available infrastructure is the single most important fact for Mr. Vaz to understand.

No heritage food experience exists
Every visitor comes for heritage and history but has nowhere to eat that reflects it. Rock Inn is inside a rock, Avinash is a family restaurant — neither curates history. The gap is wide open.
Paddy view stays: zero supply
The paddy field view is consistently the most mentioned feature in Divar reviews. Not one existing property is positioned specifically as a paddy-view stay. Guests literally ask for it in reviews and find nothing.
Demand is growing and documented
Bonderam 2025 drew thousands. Featured in Lonely Planet, NY Times travel. TripAdvisor Divar reviews have grown year-on-year. Goa Tourism actively promotes Divar as a heritage destination at national trade shows.

03 — Restaurants & Cafés

Five places to eat. None with a concept.

Every restaurant on Divar serves traditional Goan food well — but none offers an experience, a story, or a reason to stay more than one hour. That is the café opportunity.

04 — Airbnb & Short-Term Rentals

Short-term rental market: underpriced and growing

06 — Visitor Demand & Tourism Signals

Thousands come. Most leave the same day.

No ferry ticketing or entry gate means official tourist counts don't exist. But proxy signals — review volumes, festival crowds, ferry traffic, and social media — paint a clear picture of growing, unserved demand.

Only combined café + stay on island
Not one existing property offers a café and stays as a combined experience. Guests who eat at the café become stay leads. Stay guests become daily café customers. The synergy is exclusive to this project.
Only purpose-built paddy view stay
Reviews at Moradia, Island House, and Mercure all mention paddy fields positively — but none was built specifically to face them. Tyche Unit 03 is designed from the ground up for that singular view.
Goa Tourism is actively backing Divar
The Department of Tourism co-organised Bonderam 2025. Director Kedar Naik named Divar specifically as a "regenerative tourism" priority. Government promotion means organic traffic grows every year.

The analytics say: now is the time
Divar Island has never had more visitor interest, more media coverage, or more government promotion than it does right now. The 41st Bonderam drew thousands. Casa Desa Monteiro lists at ₹31,883 per night and is fully booked in peak season. The island has 872 TripAdvisor reviews and growing — yet only five restaurants, one formal hotel, and a handful of B&Bs to absorb all that demand.

Your plot at Goltim sits at the exact point where entry-road visitors arrive. The heritage café captures the first 30 minutes after every ferry. The paddy-view stays at the back of the plot capture the one thing every single existing property review mentions — the fields — but none of them was built to face directly.

This is not a speculative venture. It is a response to documented, verified, growing demand that the current market has not yet served.
